A mortgage loan can be secured:

reference from the State Land Service regarding the absence of any encumbrances on the property;

inventory file;

reference confirming payments of rent and utility charges;

loan application and property valuation (you can fill out the application and order valuation at the Bank);

loan agreement and insurance which will be prepared after the approval of lending terms and  conditions;
